The first Sustainable Commercial  Green Building Development  located in Pima County and State of Arizona.   Achieving Passive house design standards the 5,273 sq. ft. manufacturing facility was custom designed for G&L Enterprises, Inc.,  major Raytheon  Missile systems  subcontractor.   Incorporating advanced integrated  passive solar design principals.  Project design build milestones to achieve truly affordable maintenance energy efficient building enclosure.  alenergy efficient sustainable green building systems available became cost prohibitive for this type of project.   Achieving an affordable solution to achieving this project's building design requirements  became an instrumental design challenge during  commercial development plan approval process.  Collaborative efforts from Builder/Developer George Bidwell, Linwood Development,  Project Architect Charles Urias, and registered engineering design team's  incorporated advanced Low Mass material  Thermal dynamical design solutions achieving  project budgetary goals unknowingly at the time, the new building [performance technologies invented during the design and governmental  development plan  approval requirements proved to actually cost less than the cost to construct conventional building designs.   The advanced building technology implementing  Low Mass Thermal building   enclosure component's engineering principals were confirmed nearly fifteen years later  published white paper from the Department of Energy's Oak Ridge Lab's Engineers recommending changes from use of Thermal mass engineering design principal theories for use in hot, arid, dry climate zones.   implementing Low Mass Thermal Engineering Principals  design  criteria to achieve high performance energy efficiency in building designed for use in the Hot Arid Dry Climate Zones.    The energy performance of the building envelope surpassed the owner 's and building design team's energy efficiency performance  expectations  remaining consistently seventy two degrees for the entire buildings life cycle.   Achieving  industry record's with total completed development project cost 's of under $40.00 per square foot  achieving an affordable  solution for achieving a high performing net energy, zero carbon,  sustainable, passive solar, Low Mass,  thermal green building envelope system.
